Our Annual Board Meeting takes place via Zoom on October 24.  We will have an open call for board member nominations.  Any adult homeowner may serve, but they must attend the meeting to accept the nomination.
 
Community Yard Sale added!

We are proud to offer another community yard sale on Saturday, June 11!  SJVN will do the advertising, you to the cleaning and organization at home!  We typically post the sale from 8-2pm, but neighbors may conduct their own sales at any time on their property.

We will hold a neighborhood yard sale on Saturday, October 2nd from 8am-1pm.  Neighbors are welcome to offer a sale at other times as they see fit, but the sign in front of the neighborhood will indicate this time.

HASS Summer Swim Lessons @ SJVN Pool!

Hagerstown Area Summer Swimming (HASS) uses our pool to teach swimming lessons this summer.  Sign your little one up today to help them become a more confident swimmer. 
 
SJVN Community Yard Sale

Our annual community yard sale will be held on Saturday, June 12.  It will be advertised as 8am - 1pm.  However, individual homeowners can hold personal sales at the hours of their choosing.  The sign will be posted in front of our main neighborhood entrance; consider also posting your personal photos on a Facebook yard sale site to increase traffic.

Here are the pool hours for the 2021 season. 
 
While WCPS is still in session (today through Monday, 6/7):
  • Mon-Th: 3pm to 8pm
  • Fri: 3pm to 9:30
  • Sat: 11am to 9:30
  • Sun: 11am to 8
After Monday 6/7, the last day of school (starting 6/8):
  • Mon - Thurs 11am - 8pm
  • Fri - Sat 11am - 9:30
  • Sunday - 11 to 8
  • Holidays - 11 to 9:30
Pool opens next weekend!

Our pool will open on Saturday, May 29.  Make sure that you have submitted your documentation to be eligible to enjoy the pool this summer.   Our Pool Info Page has the documentation and instructions necessary for submitting your application.
Easter Egg Hunt

SJVN HOA is hosting an Easter Egg Hunt. It will be held Saturday, April 3rd, at the Common Area by the pool.
 
**Ages 2 and under 10-10:20 am
**Ages 3-5 10:40-11:10
**Ages 6-8 11:20-11:50
**Ages 9 thru 5th grade 12-12:30
 
Participation is at your own risk.  Due to the COVID guidelines we ask that everyone tries to social distance as much as possible and follows the times as listed for the appropriate age group.  It is an outside event and families are encouraged to bring masks.  Thank you for your cooperation.

The St. James Village North community elected its new Board of Directors for the 2020-21 year.  The votes were cast at the annual meeting in October, during a virtual meeting.   The following individuals were elected (positions in parentheses):
  • Mary Freeman, President
  • Heather Hall, Vice President
  • Kim Runfola, Secretary
  • Matthew Dawson, Treasurer
  • Megan Rider, Member at Large
Thanks to these individuals for volunteering for our community.  Each will serve a 12-month term through October 2021.

The 2020 Annual Meeting of St. James Village North Homeowners Association, Inc. will be held on Monday, October 19, 2020 via Zoom at 6:30 p.m.

The purpose of this meeting will be to elect five (5) representatives to the Association's Board of Directors.

Please be aware two (2) nominations were received by the deadline, however, nominations will be accepted from the floor at the meeting. Nominees must be present at the meeting in order to accept nomination. The meeting will open from 5:00-5:30 p.m. on Monday October 19, 2020 so that the floor can be open for nominations. During this time voting will be paused and any additional nominations received will be added to the ballot. Once completed the ballot will reopen and give members the opportunity to change their votes if inclined. Voting will then close at 6:30 p.m.

Members who have email addresses on file will receive the meeting materials electronically from EZVote. On Tuesday, October 6, 2020 at 3:00 p.m. a formal meeting notice was sent to the homeowners with email addresses on file. The message will come from EZVote. Please do not delete the email as it is not SPAM. This system will be used to vote electronically. Voting is secret.

You also received a letter in the mail, however, we wanted to make sure that homeowners were aware of the EZVote email prior to it being sent out.

The Board of Directors has reviewed the projected expenses and estimated the needed funds for 2022. The approved draft budget proposes an increase in assessments for 2022 in the amount of $10.00 per unit per month.

The last assessment increase was in 2011 or 11 years from when 2022 will arrive. The purpose of the increase is to meet the projected expenditures which have increased due to inflation over the past 11 years. The increase will also be used to fund the association reserves which are currently underfunded per the 2019 reserve study recommendations and show no signs of improving without an assessment increase. These reserve funds are crucial for the maintenance and replacement of community amenities such as the pool, clubhouse, and playgrounds.

Should you have any questions regarding the budget, we ask that you please submit them in writing to the address noted on this letter or via email to gilbert.slacum@pmpbiz.com.

The approved draft 2022 operating budget will be discussed at the October19th Annual Meeting and, if there are no changes, adopted by the Board at their November 16th meeting. If the proposed budget is ratified by the Board of Directors on November 16, 2020, this will serve as your official notice of your 2021-2022 assessments. If there is a change to the proposed 2021-2022 assessment, you will be sent another notice.

SJVN Trick or Treat

Trick Or Treat 2020
Saturday, 10/31 from 6:00 - 8:00 PM
 
Trick or Treating in St. James Village North will be Saturday, Oct. 31st from 6-8pm. If residents wish to participate, that is an individual choice that each owner must make. We urge that all residents stay safe and do not put their families in dangerous situations within the community.

Masks are still required under Governor's mandate if you will be closer than 6 feet from people outside of your family. We encourage homeowners who are passing out candy to sit outside, at the end of the driveway and adults place candy in child's bucket/basket/bag in order to minimize multiple contact for kids. This also eliminates multiple kids ringing doorbells and potentially passing germs.

IF we have a large increase in numbers and mandates change such as being back at stay at home orders, we don't want the kids to miss out the holiday. We'd like the neighborhood to have a reverse trick or treating. Which means kids would be home in their driveways and adults would put together candy/gift bags and drive around and toss them to the kids similar to what we did for the Easter Bunny. And just as with traditional trick or treating, participation would be OPTIONAL.

Our pool opens July 1, at 11am!  Please make sure you follow these guidelines:
  • Everyone should have received a few emails from Gil at PMP recently.  Below, they are linked as docs, as are the attachments.  Please review each document and follow up as appropriate!  Remember, Gil and our HOA Board worked like crazy to get our pool open, facing myriad maintenance issues with which our community was dealt.  These policies allow us to open during a global pandemic, with teenagers making close to minimum wage as our gatekeepers.  Please share your concerns and frustrations with PMP, NOT the lifeguards who have no skin in the game.

  • 2020 make payments online if behind on your dues (keep in mind this is not immediate and lifeguards don't have computers that automatically update your status).

An update from our HOA Board regarding Coronavirus and community safety:
 
Effective immediately, all meetings of the Association Board of Directors, Committees, and Annual Meetings are postponed until further notice.  Due to COVID-19 concerns, when you are on the common areas, the Association recommends that everyone strictly follow the CDC, Surgeon General’s and Department of Health guidance for social distancing and avoiding touching any surfaces, such as benches and playgrounds.  If the Associations have outdoor amenities, such as tot lots/playgrounds, they have not been and will not be cleaned for COVID-19 at this time.  We apologize for the inconvenience and thank you for your understanding.

Social Committee Forming - Volunteers Needed!

Calling all volunteers!  We are looking for volunteers who wish to serve on our Social Committee for 2020.  The Easter Egg Hunt and other events are approaching soon, and we need help.  Here are the details:
 
  • We hope to get 3-5 volunteers to serve on the committee this year.
  • Each volunteer can expect a couple of hours per month of potential events or help organizing them, as they are able.
  • Social committee members work alongside the board, and have a budget to spend on community events each year.
  • No specific skills are necessary.  While certain tasks may better suit your skill set, your time is the most important contribution to the committee. 
If you are interested, please complete THIS SURVEY by Thursday, March 19.  A board member or our community manager will reach out afterwards with more information shortly thereafter.  Thanks for your consideration!

Our Last Community Yard Sale of 2019!

Our neighborhood will sponsor a fall community yard sale on Saturday, October 5. This date coincides with the Westfields' neighborhood community yard sale, so we should have a lot of traffic.  We will advertise the event from 8am - 2pm, but feel free to open early or end your sale later.

Swimming Lessons Start Soon!

Swim lessons start next week at our pool!  Grab a registration form from the pool today.  Cost is $45 for 6 sessions, plus a $15 insurance fee (waived if you paid this for the first session).  Sessions held Tuesdays and Thursdays from 9:30 - 10:15 am, starting 7/16.

Our pool applications are now ready.  Click here to access the application on our Pool Info page.  You can submit this electronically this year- Stacey's contact info is listed on the sheet.  PMP advises that you get your paperwork in by May 1 to ensure your pool passes arrive in time for the pool season.
