The 2020 Annual Meeting of St. James Village North Homeowners Association, Inc. will be held on Monday, October 19, 2020 via Zoom at 6:30 p.m.

The purpose of this meeting will be to elect five (5) representatives to the Association's Board of Directors.

Please be aware two (2) nominations were received by the deadline, however, nominations will be accepted from the floor at the meeting. Nominees must be present at the meeting in order to accept nomination. The meeting will open from 5:00-5:30 p.m. on Monday October 19, 2020 so that the floor can be open for nominations. During this time voting will be paused and any additional nominations received will be added to the ballot. Once completed the ballot will reopen and give members the opportunity to change their votes if inclined. Voting will then close at 6:30 p.m.

Members who have email addresses on file will receive the meeting materials electronically from EZVote. On Tuesday, October 6, 2020 at 3:00 p.m. a formal meeting notice was sent to the homeowners with email addresses on file. The message will come from EZVote. Please do not delete the email as it is not SPAM. This system will be used to vote electronically. Voting is secret.

You also received a letter in the mail, however, we wanted to make sure that homeowners were aware of the EZVote email prior to it being sent out.

The Board of Directors has reviewed the projected expenses and estimated the needed funds for 2022. The approved draft budget proposes an increase in assessments for 2022 in the amount of $10.00 per unit per month.

The last assessment increase was in 2011 or 11 years from when 2022 will arrive. The purpose of the increase is to meet the projected expenditures which have increased due to inflation over the past 11 years. The increase will also be used to fund the association reserves which are currently underfunded per the 2019 reserve study recommendations and show no signs of improving without an assessment increase. These reserve funds are crucial for the maintenance and replacement of community amenities such as the pool, clubhouse, and playgrounds.

The approved draft 2022 operating budget will be discussed at the October19th Annual Meeting and, if there are no changes, adopted by the Board at their November 16th meeting. If the proposed budget is ratified by the Board of Directors on November 16, 2020, this will serve as your official notice of your 2021-2022 assessments. If there is a change to the proposed 2021-2022 assessment, you will be sent another notice.
